AIRSTRIP:
The game reserve is located 200km from Port Elizabeth International Airport. It is a leisurely 3-hour drive from the airport or a short 30-minute flight in a private charter plane that will land in comfort and style on the reserve’s private landing strip.
1. The airstrip is a compacted gravel, bush strip with one concrete parking block. There is no run up block.
2. There is a steep drop off on the western end and an embankment at the eastern end.
3. There are two non-regulation orange “windsocks”.
4. A flyover for animals is recommended before landing.
5. Airstrip details:
o Surface - Compacted Gravel
o Length - 1400m (NOTE that 200m on the eastern end my be unusable for very wide winged craft due to an embankment)
o Altitude - 2215ft/ 675m amsl
o Direction - 13-31
o Coordinates - 32°51'20.43"S 25°0'4.35"E (midpoint)
o Boundary - Unfenced
o Hanger - No
o Firefighting capacity – Limited. Water only by arrangement
o Radio frequency – Unmonitored
o There is cell phone communication at the strip.
o The landing strip is a farm landing strip and is not registered with the CAA.
o Have flown in and out of the strip a few times in a King Air 200, and the pilots have been complimentary about the strip. We have also had Grand Caravans and Pilatus land and take off without problems.
o There is a landing strip but it unregistered and unmonitored so not suitable for a Learjet.
o The closest suitable strip is Graaf Reinet (FAGR) which is 1.5 hours’ drive from the reserve.
CONDITIONS:
Any relevant proof of sufficient funds of 13mil usd from the bank or attorney.
The property is for sale although there are two parties which seem to be about to make a decision.
The price is U$13 million. -+ R245 000 000.00
• NDA and proof of funds must be provided before any visit.
• Any relevant proof of sufficient funds of 13mil usd from the bank or attorney
If clients are only interested in the lodges and not the land (16 700 ha) that discussion can be had but it will be a lengthy one.
The purchase can be done as a going concern wherein clients buy either the mother company in Dubai (its assets are only the reserve, employees, fixed and movables)
OR
the South African company which would include the land, fixed assets and movables but not the staffing company
OR
the company that owns everything and the staffing company
OR
just the titles.
All options are the same price, but the owners would prefer not to sell just the titles due to time restraints (so rather a going concern) and they would prefer that the Dubai company was purchased with all its holdings in SA.
Please address further queries to me where you can also provide the details for the NDA. Once that is signed and proof of funds is provided, we can go further.
Note that due to the number of “chancers” which have entertained in the last few years any site visit by verified buyers is still charged for at a discounted rate per person (compared to daily accommodation rates).
